“What do I need to know about waterfront property assessments?”
Before selling any property with a septic system where any portion of the lot is within 200 feet of a state protected water body, a site assessment must be completed.
The Site Assessment provides information needed to inform the buyer about septic system issues related to the property being purchased. A waterfront property site assessment will:
- Determine if the existing septic system is state approved.
- Determine the age and what type of system exists on the lot.
- Identify existing structures such as wells, septic tanks, and leach fields on the property and abutting properties.
- Identify soil types and calculate available lot loading capacity.

“What do I need to know about Shoreland Permits?”
The CSPA, or Comprehensive Shoreland Protection Act was established in 2008 to protect the shorelands of New Hampshire. Any construction, excavation, or filling activities within the protected shoreland to be undertaken by property owners must be accompanied by a permit from the NH Department of Environmental Services.
